Booking Terms

1. Who You Book With

You book directly with Alexandros Antonakis, the owner and host of Harmonia Hideout (ΑΜΑ 00002501029) and Home Away From Home (ΑΜΑ 00003293416) in Lambi, Kos, Greece.

2. How Booking Works

• You choose your dates and send a booking request with your card.
• Your card is only authorised for the deposit at this point — nothing is charged yet.
• Alexandros checks your dates and confirms, usually within a few hours and at most within 5 days.
• When he confirms, the deposit is charged and your booking is confirmed. If he cannot confirm, the authorisation is released and you pay nothing.
• You choose your dates and pay the deposit with your card.
• Your booking is confirmed as soon as the payment goes through, and you receive the confirmation by email.
• In the rare case that the same nights were booked elsewhere a moment before your payment, your card is not charged and Alexandros contacts you with other dates.
• You can also book by message on WhatsApp; the same prices and terms apply.

3. Prices and Payment

All prices are in euros and include the accommodation and the Greek climate resilience fee (€8 per night from April to October, €2 per night from November to March). There is no booking fee and no cleaning fee.

• Deposit: 30% of the total, charged when your booking is confirmed.
• Balance: the remaining 70% is charged automatically to the same card 14 days before arrival.
• Bookings made 14 days or less before arrival are paid in full when confirmed.
• If the balance cannot be charged, we will send you a payment link. If it is still unpaid 48 hours later, we may cancel the booking, and the cancellation policy below applies.

Card payments are processed securely by Stripe. We never see or store your full card details.

4. Cancellation Policy

• Up to 14 days before arrival: free cancellation with a full refund of everything you have paid.
• Within 14 days of arrival, or no-show: non-refundable.
• Please contact us as early as possible — we always try to find a fair solution, such as moving your dates.
• If we ever have to cancel your booking, you receive a full refund.

5. Your Stay

• Check-in and check-out times and the house rules are shown on each home’s page and apply to your stay.
• Maximum guests: Harmonia Hideout 4, Home Away From Home 2, plus one infant under 2 in either home.
• Please treat the home with care. You are responsible for damage beyond normal wear and tear; tell us straight away if something breaks.

6. Right of Withdrawal

Under EU consumer law (Article 16(l) of Directive 2011/83/EU), accommodation booked for specific dates is not covered by the 14-day right of withdrawal for distance contracts. Our cancellation policy above applies instead.

7. Personal Data

We use your name, email and phone number only to manage your booking. See our Privacy & Cookie Policy.

8. Applicable Law

These terms are governed by Greek law. If you are a consumer living in another EU country, you keep the protection of the mandatory consumer laws of your country. If something goes wrong, please contact us first — we will do our best to put it right.
